The focus of this project was to keep the streetscape look and a nod to the neighborhood with the existing single-family house (even though it had been partially destroyed by a fire) and make 6 units between that and a 50 year old Pepper Tree in the rear of the property.   The existing front house was literally sawed in half, remodeled, and additional square footage added along with 4 angled to the ocean view 2 bedroom units, and the owner's unit next to the gigantic Pepper Tree reminiscent of a tree house!  This project was called out by the then mayor of Santa Monica as being the way projects should blend into the neighborhoods...
